Since its not 100% legal, doing it in a rented house is insane.

well... mold CAN be tested for and if hes already been growing in there, if its going on its going on now.
as a landlord you do have rights too, you have an INVESTMENT PROPERTY... that means you expect a return on it and you have the right to protect the investment. have the unit checked for mold, its not like the TENANT can refuse if you give them fair warning that you will be doing so.

I think this calls for a lawyer. They are qualified to give the best advise. I bet the break in was due to some certain people knowing about the grow operation. And now there is legal record of them growing both legal and illegal pot. I have rented houses out to poeple off and on since 1987. I would not trust the advise of non educated lawyers on a message board.

And a quick question did her lease with them cover the topic of how renting the house would not be for any illegal purposes? If needed I can supply a file with my rental agreement. She could use it as is or modify it for herself.

imo if i was the landlord i would evict them due to breaking the law and having more plants then they are legally entitled to. also did the lease have a clause preventing firearms?
they seem more of a liablitly then an asset at this stage
