Because loaning someone 200k to buy a house should gain the bank nothing  If you dont like what you are getting in your mortgage then dont get one or find someone else to underwrite.

This is true.
One of the parties is supposed to have a wealth of market knowledge giving them expertise in accurately valuing the homes being purchased. The bank is the ultimate owner of the property as long as there is a mortgage on it, and borrowers pay for the ability to walk away from the mortgage in the form of a higher interest rate. Ultimately the lender is always responsible for a loan unless there is outright fraud.
