I buy crappy houses, fix them up and live in them for a while (2 years if possible)...then sell them. Obviously I haven't done much of that lately, but it's how the vast majority of my income has been generated.

When I say crappy houses, I mean totally unlivable crappy. I bought my last one for 13K....and sold it for 160K. Sure I invested another 45K in it, but not a bad return on my money.

I once bought a mobile home park, gee that was a blast.

Last night i got a form for my mutual fund account, and one of em had a capital gains distribution, separate from dividends. Had to go look up wtf it was, since the fund has been a bum the past few years. Wont complain paying taxes on free monies.

Capital Gains should be taxed at the same level as any other income BUT the basis should be indexed for inflation...

So if a person buys stock X 3 months ago at 15 and sells it at 30 today -- he pays just like normal income on the 15 profit.

If a person buys stock X 13 years ago at 15 and sells it at 30 today -- well 15 1999 dollars are worth (rough guess) 24 2012 dollars. He pays normal income on the 6 dollars he made (he didnt make 15 -- not really).

If a person bought a painting for $10,000 in 1985 and sells it tomorrow for $20,000 there would be no tax because $10,000 1985 dollars are worth more than $20,000 2012 dollars.

The reason this is relevant, is Romney/Republicans constantly talks about how the rich are being squeezed out by taxes, yet many of the rich are paying tax rates lower than middle-class citizens.
